Properly grading your property is an important step when looking to install a new landscape, or a new lawn, a patio, a driveway, and more.

Property grading refers to the process of shaping and sloping the land around a building or property to improve its appearance, direct water away from structures, and prevent soil erosion. It involves moving soil and grading it to create a level base for construction or to enhance the aesthetics of a landscape.

This process is critical for ensuring the proper drainage of water and preventing water damage to buildings and other structures. A well-graded property is important for the stability of foundations, the preservation of landscaping, and maintaining the overall health of the property.

What To Know About Final Grading Your Property

#1.  Grading For Proper Drainage

The primary reason for property grading isn’t just to make everything level and uniform.  The real purpose for property grading is to provide proper drainage by sloping the grade away from your home or other out-buildings and landscape elements.  This is called “positive” grading and it works to direct water away from your structure.  If the grade is sloping towards your home this would be considered a “negative” grade and would lead to water pooling up around your structure which is not a good thing.

#2.  Soil Conditions

The condition of your soil can make an impact on how your property is graded.  Usually the layer of topsoil will need to come off to expose the soil underneath.  This is where we use a machine to actually level and “shape” your property with the desired slope.  If you have very hard clay-based soil (hardpan condition) then this will need to be addressed.

#3.  Matching Existing Fixtures With The Final Grade

This is where it takes a little finesse and a lot of experience with property grading!  You want to make sure your final grade matches your existing landscape fixtures.   You don’t want to step off your back patio and drop down a foot onto your lawn.  Ideally your property is graded so the final grade can match up with your existing fixtures but at the same time allowing for the proper slope to prevent water from pooling up and directing into a drainage ditch, swale, or other drainage system.

GCO was amazing. We had a ton of work to be done to transform our pit of a backyard into a useable space for the kids to play. Kevin met with us for the initial consultation and was extremely informative, gave us multiple options and was honest and straightforward on the details of each, including pricing. We ultimately had Kevin build a large retaining wall so we could extend our space out. The job required multiple truck loads of fill dirt to bring the area up to a leveled and graded surface. Kevin and his team wasted no time getting the wall in and filling the area with dirt. There were multiple challenges they faced like a very narrow access way from the front of the home to the backyard but they were patient and got it done. The attention to detail on the wall was impeccable. Kevin kept us informed of the progress, answered any questions we had, walked the site with me daily... a true professional. Next they laid approx 2700sqFt of Zoysia sod to bring the yard to life. We were so happy with GCOs work ethic and professionalism we decided to go ahead and have them replace all of our shrubbery around the house as well. Another area they shined in. Kevin spent a lot of time going over replacement options with us and even obliged us as we made small changes during that install work. In short, great company lead by an honorable man that is dedicated to his craft. Best experience I could have ever hoped for in a very large landscaping project. A+
